ADU Additions

Did you know that accessory dwelling units, or ADUs and other property improvements can be a significant factor when completing a Moore Marsden calculation? ADU’s have been increasing in popularity recently, which has resulted in some quirky nicknames such as Granny Flats, In-Law suites, and even Granny pods! In California, accessory dwelling units will be an option for more property owners than ever before due to the new laws Governor Newsom signed into effect. With the Assembly Bill 68, owners of single-family homes can build both a regular-sized ADU and what’s known as a junior ADU.

A junior ADU is physically attached to a single-family home or to the ADU. This means it is an extra room that has been converted into a separate housing unit complete with it’s own bathroom and kitchen to rent out if they choose to do so. A separate rental unit means Separate rental income, which is important to your Moore Marsden calculation. But what if the community pays for the ADU? California is not the first state to pass laws like this. Back In 2019, Oregon passed a bill requiring that any city with over 10,000 people allow duplexes in areas zoned for single-family-only housing. As the need for housing increases, other states may soon follow.

These housing additions can add value to a property either by adding more general living space or by allowing the property owner the option to rent out their secondary unit. The additional property value is an important piece of your Moore Marsden calculation.
